Choosing the right property management company to manage and maintain what is probably your largest financial asset is of the utmost importance. Our property team help to guide groups of owners through the maze of problems that can arise when dealing with jointly owned common property.

Appointment
Graham Young Estates is normally appointed to manage (also known as “factor”) the common parts of a residential block, development or estate by the group of owners within. It is normal for a block, development or estate to have a legal document known as a Deed of Condition which details how the common parts are to be managed on behalf of all owners. The Deed of Condition also details how to appoint a property manager to your property, but if required, we would be more than happy to assist and advise you on your particular circumstances.

Our Service
Graham Young Estates takes pride in providing services to some of Midlothian’s most prestigious residential addresses and some of Edinburgh’s largest developments and estates, but the main criteria, no matter size or location, are that there is a willingness from the majority of owners to maintain their properties in good condition.

Our service includes dealing with the repair and maintenance of the property and associated grounds, supervision of staff or contractors and providing administrative services to the individual Resident’s Association.

We offer one of the lowest ratios of properties managed to property managers employed thereby ensuring we provide a more attentive service.

The key points of our service:
We carry out all necessary maintenance promptly.
• We attend Committee and Annual General Meetings where secretarial services
   can be provided.
• We carry out regular checks on your maintenance contractors.
• We only factor developments in Edinburgh and the Lothian's thereby providing

• We provide each development with a "Noticeboard" area within the premises.

Our Accounting System
We also provide an open accounting system which gives full details on each account period, showing any opening balance, any payments made since the last invoice, all current items of expenditure and then a final summary with the current balance due. This therefore gives each owner a complete picture off all financial transactions affecting their property on a regular basis.
